The imaginary lines that shape our communities
Overview
The Borough of Wesleyville is undertaking the most comprehensive review and update of its Zoning Ordinance in decades.
This effort is imperative. Our current zoning—adopted in the 1980s—doesn’t reflect our community. It is needlessly complex, overly restrictive, and has limited opportunity. Over its lifetime, these rules effectively shut down many types of development. Unsurprisingly, we have not seen a new home built in decades.
Without a meaningful overhaul, we risk continuing to wither: an aging housing stock, no new homes to replenish it, and no path for responsible growth.
The same principles that helped make WLV a charming, tight-knit borough a century ago can also help us thrive in the 21st century—if they are applied thoughtfully and reasonably.
Zoning should strike a fair balance: protecting the rights of property owners to develop within reasonable standards, while ensuring neighboring properties are not materially or unreasonably harmed by that development.
